Mazarrón in the Region of Murcia has come out on top as the most profitable coastal town in Spain for rental property owners, according to the latest industry figures.

 

The property portal's analysis of coastal municipalities found that Mazarrón delivered an average rental return of 11.4% in the first half of 2024, putting it ahead of Gandía in the Valencian Community, which had led the rankings for the previous three years and now sits in second place with a return of 10.8%.

 

As of June 2024, these were the only two coastal towns in the whole of Spain offering landlords a return above 10%. That's a notable shift from 2023, when five locations passed that mark, Gandía, Laredo, Águilas, La Manga del Mar Menor and Punta Umbría, with no sign of Mazarrón in the rankings.

 

Other towns delivering strong returns above 8% include Laredo and Águilas, both on 9.6%, Motril on 9.5%, Punta Umbría on 9.2%, Ferrol on 8.8%, La Manga del Mar Menor on 8.6%, Badalona on 8.3%, Burriana on 8.2%, Algeciras on 8.1% and Tortosa on 8%.

 

At the other end of the scale, San Sebastián and Calpe both recorded the lowest returns at 3.7%, followed by Marbella on 4.1% and Getxo on 4.3%. Guardamar del Segura came in at 4.4% and Orihuela at 4.5%.

 

Today, coastal profitability remains high and stable across Spain as a whole, but returns can actually double in parts of the Levante region, where the Valencian coast has outperformed Andalucía for a second year running. In many cases, this is because rental prices are rising faster than purchase prices.

 

Despite these standout performers, profitability actually fell in 49% of coastal towns analysed compared with 2023, as growing demand for summer rentals pushes purchase prices up faster than rents in some areas. Even so, the study found that far more towns are now beating the national average return of 6.5% than in previous years, with 36 coastal towns matching or exceeding that figure in June 2024, compared with just 11 back in 2009.
