ARCHIVED - Elche updates its land registry to root out illegal real estate constructions
They plan to identify rural properties that are evading taxes by not declaring certain structures on their land
The City Council of Elche has decided to update its cadastre land registry to try to find – among other things – plots of land with undeclared, illegal buildings, and they have started the tender process for the work to update the urban properties and buildings on rural land.
The company that is eventually awarded the project will have two years to undertake the review and the contract may be extended annually, up to a maximum of four years.
With this measure, according to the specifications, they intend to record any physical and/or economic alteration declared by the interested parties themselves or by third parties that occur in all the real estate of urban plots, including farms.
The last revision
Five years ago, during a comprehensive review conducted by the Cadastre in the municipalities, promoted by the central government to combat tax fraud, almost 10,200 illegal constructions and three million euros in untaxed income were uncovered in the municipality of Elche.
A sweep with aerial photographs showed swimming pools, barbecues, sheds and garages that hadn’t been properly declared – most of them concentrated in the countryside. In fact, due to the large number of districts in the municipality of Elche, the number of urban irregularities was higher than in the Alicante comarca, where 7,181 illegal constructions were found.
