Building permits for new housing in Spain began the year with 13,578 units in January, which is an increase of 19.6% compared to the same month in 2025, when 11,355 units were recorded, according to the Ministry of Transport and Sustainable Mobility.

 

Breaking that down further, permits for new single-family homes reached 2,171 units, up 1.8% year on year. Apartment building permits rose more sharply, increasing by 22.8% to 11,327 units. A further 80 permits were issued for other types of new construction, compared with none in January of the previous year.

 

Overall, the figures point to a market that is still expanding steadily despite wider pressure on housing supply. While demand remains strong, the focus is increasingly on practical homes designed for long-term living rather than speculative activity.
